About OutWest Property Services
The Red Deer exterior cleaning company homeowners across Central Alberta call for windows, pressure washing, eavestroughs, soft washing, and Christmas lights.
Who We Are
OutWest Property Services is a Red Deer based exterior cleaning company. We clean windows, pressure wash driveways and siding, clear eavestroughs, soft wash homes, and install Christmas lights for homeowners and businesses across Red Deer and the towns around it. We run our own uniformed crew and never hand a job to a subcontractor, so the people who show up are the people responsible for the work.
What We Stand For
We would rather tell you the truth about what your home needs than talk you into more than it does. That means matching the method to the surface, quoting honestly and for free, and giving a lakefront deck in Sylvan Lake and a bungalow in Blackfalds the same care. Our crew is fully insured and WCB covered, so you are never carrying the risk while we are on your roof.

Our Crew
Every OutWest crew is uniformed, trained, and insured, and the same team that quotes your home is the one that cleans it. We show up when we say we will and leave the site tidy.

How we approach every property
OutWest Property Services was built around a simple idea: exterior care should be done carefully, communicated clearly, and finished properly the first time. We treat every property, whether it is a modest bungalow in Red Deer or a commercial building in Lacombe, with the same attention to detail. That means checking the surface before we start, choosing the right method and pressure for that surface, and confirming with the homeowner or property manager that the plan matches what they expect.
We do not believe in rushing through a job to get to the next one. A window cleaning appointment that skips the tracks and sills, or a house wash that leaves streaks along the trim, is not a job we consider finished. Our standard is that the work should hold up to a close look, not just a glance from the street.
Equipment and process
Different surfaces need different tools. Soft washing uses low pressure combined with the right cleaning solution to lift dirt, algae and mildew from siding without stripping paint or damaging softer materials. Pressure washing uses higher pressure suited to concrete, brick and other hard surfaces that can handle it. Window cleaning relies on proper squeegee technique and the right solution to leave glass streak-free rather than just wet and drying unevenly. Gutter cleaning means physically clearing debris from the trough and downspouts, not just rinsing the visible portion.
Before starting any job we walk the property to identify anything that needs extra care, such as delicate plants near the foundation, older or already-damaged siding, or surfaces that have been recently painted or sealed. That walkthrough shapes how we approach the work rather than applying the same method everywhere regardless of condition.

Protecting your property while we work
Water and cleaning solution can travel further than people expect, so we take steps to keep them where they belong. That includes covering or moving outdoor furniture, protecting garden beds and landscaping from runoff, and being mindful of electrical outlets, light fixtures and other features on the exterior of a home. On Christmas light installation jobs, we are careful with rooflines, gutters and existing exterior fixtures so nothing is damaged during install or takedown.
We also pay attention to the small things that leave a property looking untouched by the process itself: closing gates behind us, moving anything we had to shift back into place, and giving the work area a final look before we consider a job complete.
We would rather over-communicate than leave a customer guessing.

Communication from quote to completion
We would rather over-communicate than leave a customer guessing. That starts with a clear, itemized quote so you know what is included, continues with a confirmed appointment window, and ends with letting you know when the job is done. If weather affects a scheduled date, which happens more often in Central Alberta than in milder climates, we reach out to reschedule rather than leaving you wondering if we are still coming.
If something about a finished job does not sit right with you, we want to hear about it directly rather than through a review months later. Most concerns can be resolved with a quick follow-up visit, and we would rather fix an issue than have a customer feel like they have to live with it.

A two season business
OutWest Property Services operates on two distinct seasons. From spring through fall, our focus is exterior care: windows, gutters, pressure washing, soft washing, driveways and concrete, and decks and fences. As the weather turns in the fall, we shift into Christmas light installation, offering design, install, removal and storage for both homes and businesses. This structure lets us stay focused on doing one type of work well at a time rather than spreading a small crew thin across unrelated services year round.
It also means our scheduling calendar fills up in predictable ways each year, with exterior care bookings picking up in spring and Christmas light requests picking up as fall arrives. Booking early in either season generally means more flexibility on dates.

Rooted in Central Alberta
We are based in Red Deer and built our service area around the communities we can reasonably reach and serve well, including Sylvan Lake, Lacombe, Blackfalds, Innisfail, Penhold, Springbrook, Gasoline Alley, Olds, Ponoka and Stettler. Staying focused on this corridor rather than spreading across the entire province lets us keep travel times reasonable and scheduling realistic for the people who book with us.
We also try to be straightforward about what we can and cannot help with. If a job falls outside what we do, involves a specialty surface or situation we are not equipped for, or is simply outside our practical service radius, we will tell you rather than take on work we cannot deliver well. Being upfront about limitations is part of doing honest work in a community where reputation matters.
How we keep quality consistent
Consistency on an exterior job comes down to process rather than luck. We work the same order of operations on every property, starting from the top and working down so that rinse water and loosened debris never fall onto something we have already finished. Gutters and rooflines come before siding, siding comes before windows, and hard surfaces like driveways and walkways are cleaned last so the finished result is the last thing you see.
Before we leave, we walk the property with the same short checklist every time: glass checked in daylight from a few angles, tracks and sills wiped, downspouts confirmed flowing, plants and furniture put back where they started, and hoses and cords cleared off walkways. If something needs a second pass, we would rather catch it ourselves than have you find it after we have driven away.
We also keep notes on the properties we return to, including access details, which windows are painted shut, where the water spigot is, and which surfaces needed extra attention last time. Repeat visits go faster and turn out better when we are not rediscovering the same details every season.
